another one appeared this morning with her. This one was noticibly younger than the others, but still looks a few days old. The mystery continues and no idea at all where she is getting them from but she certainly isn’t brooding them herself. The little brown one that I popped under FGH seems to be doing OK and has been accepted. We popped some of the chicks into a box with their mum yesterday as now it has got a bit colder we were worried about them getting cold and wet in the long grass. I have lost count of how many chicks we now have. All we can hear is cheeping. It’s a cross between a horror film and Disney!
We had a call from the people interested in our house to see whether we’d consider splitting the house from the land on the deeds. The reason for this is to take the house to below the £250k threshold for stampduty. Both Ian and I were shocked when we realised that stampduty is 3% on the TOTAL value of properties over £250k, as we had thought it was 1% to £250 and 3% thereafter. Its not, so if we sell for £300k then the stamp duty which the buyer is liable for is £9000, if we split the land from the house then the stamp duty would be £2500 as there is nothing to pay on the land. We’re not going to do this as we have plenty of other people interested at the moment and it would be costly and time consuming to split the deeds. However it is something we might consider if we were in this situation again. It doesn’t affect us insomuch as we are not paying the tax, but it is obviously a significant cost to buyers.
